What a Floor Repair Triage Diagnoses

Commercial floor failures come in a few patterns: coating delamination from poor original prep, slab cracking from settlement or thermal cycling, spalling from chemical exposure, joint failure at control joints or expansion joints, or wear-through from heavier traffic than the system was specified for. Each cause has a different repair.

We start with diagnosis, walking the floor zone by zone, identifying what is failing where, what caused each failure, and which failures are isolated versus systemic. Localised failures get repaired in place; systemic failures often mean the original system was wrong and the honest answer is full replacement of the affected zone.

How it works

How We Repair a Commercial Floor in Oshawa

  1. Walk the floor zone by zone

    We walk the entire floor with the facility team, mark each failure (delamination, crack, spall, joint, wear-through), photograph and measure each, and classify by cause rather than just by symptom.

  2. Cut and remove failures

    Failed sections are cut cleanly with concrete saws, removed without damaging adjacent sound floor, and the substrate is exposed for inspection and the right prep before any repair material goes in.

  3. Prep substrate and patch

    Patched sections get the right substrate prep (grind, prime, repair-compatible primer), then the matching repair material is placed, finished to elevation and texture, and bonded to the surrounding sound floor.

  4. Restore finish to match

    Where the floor has a polished, epoxy or coating finish, the repaired sections are brought back to match: polished to the same gloss, coated with the same system, or texture-matched as closely as the materials allow.

When repair stops making sense

Repair Has a Sensible Limit

Repair is the right tool when failures are localised, the rest of the floor is sound, and the root cause can be addressed in the repair itself. It is the wrong tool when most of the floor has failed (the original system was the problem) or when the cause cannot be addressed without removing the whole floor.

On every commercial floor assessment we say which case the floor is in. If repair is throwing money at a doomed floor, the quote will recommend full commercial epoxy, polished concrete or another full system as the replacement instead.

Coating failures, slab damage, joint repair and when a floor needs full replacement.

Sometimes patched, sometimes not. If the existing coating is bonded everywhere except the failed zones, those zones can be removed and patched in. If the rest of the coating is also failing (just not visibly yet), patching is a waste of money; we will say so.
We match as closely as the materials allow. Coatings can usually be matched well; polished sections show some line where new pour meets old. The match is part of the project plan up front so the expectation is realistic.
We work around your operations to the extent the materials allow, repairing sections at a time, working off-shifts where needed, and using rapid-cure systems where the floor has to come back in service quickly. The plan is built around your schedule, not against it.
A repair built on a sound substrate with the right bonded primer system lasts as long as the surrounding floor. A repair patched over a failing substrate or with the wrong primer pops loose within a year. Substrate prep is the difference, and we never skip it.
