Foundation Repair in Oshawa
A foundation that is moving needs more than a cosmetic patch. Oshawa Concrete diagnoses why the foundation is failing, base, water pressure, undersized footing, then repairs the cause and rebuilds the structure to hold. Where the repair has to go deeper or wider, underpinning is the next step. Every repair starts with a free, honest assessment.
- Diagnose the cause, not the symptom
- Structural-grade repair, not patching
- Free written estimate, no pressure
Cause not symptom
Why Foundation Repair Has to Address the Cause
A leaning wall, a settling corner, a horizontal bowing in a basement wall, all of those are symptoms. The cause is almost always one of three things: water pressure from outside, an undersized or settled footing, or original construction that lacked the reinforcement the loads required.
We diagnose which it is before we recommend a repair. Patching a crack on a wall that is bowing inward just covers the problem; addressing the soil pressure outside the wall is what actually fixes it. Sometimes that means waterproofing and drainage; sometimes it means underpinning to extend a failing footing.
Smaller surface cracks usually need crack repair before they widen. Larger structural issues need structural repair, often with engineered reinforcement, before the building above shifts further. We give a straight diagnosis on the free assessment.
How it works
How We Repair a Failing Foundation in Oshawa
-
Diagnose movement cause
We assess cracks, slope, doors and windows sticking, and exterior conditions to diagnose whether the cause is water pressure, footing failure, or reinforcement shortcomings.
-
Excavate to affected area
For exterior repairs we excavate to expose the affected portion of the foundation, confirming the depth and extent of the problem visually before specifying the fix.
-
Repair structure and reinforce
Structural repair, reinforcing failed walls with additional rebar and concrete, sealing cracks with structural-grade injection, or extending footings through underpinning, addresses the cause.
-
Backfill and waterproof
Repaired areas are waterproofed, drainage is restored or upgraded, and backfill goes in carefully to avoid loading the repair before it has fully cured.
Repair is rarely just repair
Repair Plus Waterproofing Is the Common Combination
Most foundation repairs come with a waterproofing component because the cause was usually water in the first place. We do not consider a foundation repair complete without addressing how water gets to the failed area, otherwise the same failure comes back.
Foundation waterproofing and weeping tile upgrades pair naturally with repair. Crack repair handles smaller surface issues. Underpinning handles structural problems that go deeper than the wall itself.

Diagnosed the cause as water pressure plus an undersized weeping tile. Fixed the drainage and the wall. Two springs since with no recurrence. Repair, not patch.
Bowing basement wall properly reinforced and the soil pressure addressed outside. Wall is straight, basement is dry, the house feels solid again.
Honest that part of the foundation needed underpinning, not just repair. Did both as needed, explained exactly why. No upsell, just the right fix.
