Parking Structure Concrete in Oshawa

A parking structure is a building, not a lot. The slabs are suspended, the live loads are higher, the chloride exposure from road salt is constant, and a failure is structural rather than cosmetic. Oshawa Concrete works on parking-structure projects under the structural engineer's drawings, with the right mix design for chloride resistance, the right reinforcement for the spans, and the right protective sealers for our climate. Every project starts with a free written estimate.

Why structures fail

What Makes Parking Structures Fail or Last

Parking structures fail from chloride attack. Road salt tracked in by vehicles dissolves into snow melt, runs through the slab via cracks, and corrodes the rebar. Once the rebar rusts, it expands, spalls the concrete, and the structural integrity is compromised. This is why structures need different mix designs, more reinforcement protection, and active sealer maintenance compared to a ground-level lot.

We work to the structural engineer's drawings on every parking-structure project, use chloride-resistant concrete mixes, place reinforcement with the right cover depth and corrosion protection, and apply the specified deck sealers. Maintenance and reseal schedules are part of the project handoff so the structure performs for decades.

Same engineering-first approach across our parking work, the broader commercial concrete service, and related structural work. Where ground-level parking lots tie into a structure, we coordinate the elevations and drainage so the systems work together.

How it works

How We Build a Parking Structure in Oshawa

  1. Work from engineered drawings

The structural engineer designs the deck slabs, reinforcement, mix specs and load paths; we work from those drawings and confirm our pour plan against them before any forming begins.

  2. Form decks and stage rebar

Suspended deck forms are set with the engineered camber, rebar is placed with the specified cover depth and corrosion protection, post-tension cables are installed if the structure is post-tensioned, and the layout is verified before concrete is ordered.

  3. Pour the chloride-resistant mix

The concrete mix is air-entrained, low-permeability, with corrosion inhibitors as specified for the structure's exposure. It is placed, consolidated, and finished to the deck slope so meltwater sheds rather than ponds against the slab.

  4. Seal and hand off maintenance plan

The deck is sealed with the specified chloride-resistant sealer once cured, the maintenance and reseal schedule is documented, and the structure is handed back with the long-term care plan in writing.

The long-term game

Maintenance Is the Difference for Structures

A parking structure built correctly will last decades if maintenance happens on schedule. Sealer reapplication every few years, joint inspection annually, and prompt repair of any spalled spots together keep chloride out of the reinforcement and the structure performing.

Skip the maintenance and even an engineering-perfect structure starts losing slab section in 10-15 years. We deliver the maintenance plan with the project handoff, return on scheduled intervals to perform the maintenance, and coordinate with parking lot repair on adjacent ground-level work and the wider parking system.

Common questions

Parking Structure Questions, Answered

Engineered design, chloride resistance, sealer maintenance and live-load specs.

Yes. Structures use lower-permeability, chloride-resistant mixes with corrosion inhibitors and more reinforcement protection. Ground-level lots take chloride exposure but the rebar is less critical to building structure; in a deck, rebar corrosion is structural failure.
Penetrating silane or siloxane sealers and traffic-bearing membrane systems are common, depending on the deck spec. Reapplication every few years is typical in Oshawa because UV and freeze-thaw wear sealers faster than in milder climates.
Both. We pour decks on new parking-structure construction under the engineer's drawings, and we perform structural concrete repair on existing structures where spalling, corrosion, or joint failure has begun. The scope drives the approach.
The structural engineer designs the slab and reinforcement for the specified live load (passenger vehicles, fire access, snow load). We follow the engineered drawings exactly; the load capacity is a structural property of the design, not something we adjust on site.
From several weeks for a single-deck overlay to many months for a full structure. The engineered project plan drives the timeline; the full schedule is in the quote and coordinated with the engineer and general contractor.
